All we ask for is a part time commitment to marketing, everything is provided. Including a car wrapped Mercedes with navigation for your listing appointments. You need only business cards to start. No desk fees, no personal web sites, or any type of publication advertising is required from the agent, no mass mailing campaigns that agent pays for, our training is available and we pick up the bill for most of your marketing. MLS boards are provided until you start closing a volume of transactions. Compensation is a 70/30 brokers split until you purchase the MLS boards and e/o insurance after its 80/20. Six positions available only, 80% of success is showing up it costs you nothing to go to an interview that will change your life and career. This agency does financing and out of state real estate investment. Your primary focus would be listing homes from FSBO and also working with buyers but there are other areas to branch out in once you have mastered the art of passive income from listing properties. We are not production hounds so you are not obligated to produce any more than you desire, but a small level of production is required to maintain a full time office and personal support team. We will support you to reach your income goal whether its 96k per year or more.

Requirements:

  • California Real estate license
  • 3 evenings a week in the office following up on leads
  • Commuting is required
  • Cell phone and professional attire
  • Some basic computer skills
  • Some experience preferred
  • Wireless laptop preferred as a convenience to the agent

We are looking for motivated real estate agents with clients that are interested in 8% cap and higher commercial properties. Typical investment projects range from 9%-15% cash on cash these would be triple net or A-B class buildings. Medium risk endeavors are 15%-35% cash on cash for low income apartment buildings and C-D class buildings. We are not looking for someone to hang there license with us we simply need a representative capable of bringing in clients that can close out much of our inventory. Properties are located out of state. We have property managers and licensed brokers in those states we work in. TIC ok. Small and large projects, development, apartment buildings, office buildings hotels, land etc.

We pay out 70% commission to licensed agents in California for a closed buyer. We provide the property please take a look at our sample projects to see how well we do the due diligence. All the numbers are strait as an arrow. No expenses fudged or out of ratio these are TRUE properties.
